OMG seems like this place is run by gondas ,the contractve ors here act like goons,they are supposed to be facility mangers here they sit in J1 and J23 or 26 building and keep on unfacilitating and shouting on ,ppl you ask them any information they dont tell you anything ,,they dont register any complains ,they tell wrong rules to support and sell services,,like they are not allowing mobile/internet services providers in thier compound. and help ppl here.
In which free country can you dictate people to get only one cable tv and internet installed at your house??here one local cable provider that keeps on changing its name has installed illegal phone and wireless monitoring system in peoples house ,,ppl dont even know their calls are being tapped, ppl are happy they got possesion of house but they dont know why they get weak signals and frequent call drops here
Government should look into it.

Rustomjee's Goondagiri

I have booked a flat at rustomjee global city in Nov 2009, still haven't got possession and their staff has no clue when the possession will be. Criminal case should be filed against them and they should be made to pay compensation to flat owners. Is there a way to file a case against them ? Media should put this thing in newspaper.

Hi Guys
Same problem and even more with me.
Flat possession intimation send in Aug 2012 and the Flat is still not ready. Cracked tiles, painting not completed (forget what was promissed in the Sample flat (painting), that's nowhere near the actual flat.)
Also, possession in Dec 2012 and they talk about charging maintenance from Sept. 2012. Cheques have already been taken in advance (Aug 2012).

Just can u tell how many Buildings and which avenue they have given possession,

I too have booked flat in h-23 in 2010 but still 2nd floor has not come up waiting my building to come up.

Delay in Possession

Dear Concern,

I am writing this letter to you for an unpleasant experience I've had with your faulty commitments for possession of my Flat No.102 & 103 in Building No/ J-60 of Global city Virar Dist- Thane. Faulty commitments not even once but for so many times. Although we were trying to compromise on same since long but we have got frustrated as it is been delayed almost for 1 and half years from the committed time for possession.

We had booked two flats in building No. J-60 flat No.103 and 104 in name of Saurabh Gunde and Rahul Gunde respectively in year of 2009, and in our sale agreement also, possession date mentioned is June'2011, now it is almost 1 year and 5 months delay from the commitment date. Kindly advice who is going to bear the losses caused to us as we had to pay rent of Rs 8000/- PM for this period of time?

One of the excuse given by your team that there was a delay due to stay in construction at Virar due to some municipal corporation dispute/work/merger whatever. But again we can consider this for some period of time but then after you said it delayed as workers could not come back after the withdraw of stay in construction, I'm sorry but we dont have do any thing with your workers, it is you with whom we purchased our flats and signed our agreement.

Then again it was committed by you that we'll get the possession on Dec'11 then you said Feb'12 then March'12 then July'12 then Sep'12 then you said you'll give us possession on the occasion of Diwali but sorry to say that this all commitments was wrong.

I would like to tell you that my parents who stays at Nagpur, went to Virar, thinking that we are getting possession but because of your and your company's irresponsible behaviour it could not be done.

I prefer to contact a company only in praise of an employee or the company's actions. Unfortunately, my situation is such that it is necessary for me to write a complaint.

This kind of your poor and faulty commitments was not expected by any one of us in our family that too from a reputed builder like "Rustamjee and Evershine", and this kind of wrong commitments on your part has caused me immense problems, I think you have never ever heard or thought about giving services to the customers.

I shall look forward to hearing from you at the soonest possible and a speedy solution to my problem.

Finally I got possession….and now a days I am going there quite frequently to stay. But water issue is still there as VMC water line is not yet connected.

Please let us know if I can help you in anything before possession as well as after possession too.

I am also one of like you who had face this issue but now lucky one who got possession.

I have booked a flat in Rustomjee, Virar all procedures hot over in 2009 onlt. POseession was supposed to get in 2012 June but till now nothing.
There is a huge delay in their work i am paying a rent of 6000.00 and also bank installments it is very frustrating.

Hi to every one, just been to site on 28th September, things are moving, but not at the space as they should, For the H-avenue structure for 20 buildings out of 28th has been done, for other 8th some where 3rd, some where 2nd, and some 1st floor has been completed, while some are still at plinth level. At this stage really difficult to say whether we will get possession at least in 2013. But the sales people are really optimistic they keep on saying next year .

One more thing to ask has anyone any update on VAT to be paid.

Delay in construction work

I don't live in Mumbai but my parents visited the site last week.

We bought a 2bed-er in Ave H and we were told that because of delays, the unit would not be available before Dec 2013 (original proposed date was Dec 2012 - when we bought it in Dec 2010).

Work has picked up and things are in motion and by the sounds of it we will be getting possession in August 2013.

Since we dont have a pressing need, the delays work for us to lower our borrowing needs, we have taken personal loan and spending savings and thus dodged the home-loan bullet.

Hope things work out for all.

I heard that the builder is charging the 18 % interest on service tax amount. Is this correct or not?
After making payment, have you got the posession or not? Or Still builder is giving any excuses.

Hi...Mess is not yet finish...they are charging interest like anything...which is not at all ethical and acceptable. He is charging interest almost 18% for delay payment. My question is that why did not he mentioned or tell us interest rate in demand lettler itself. After all demand letter is something due money pay to builder. So if he wanted to charge interest...he should mentioned in demand letter. But unfortunately this time also we have to pay interest unwillingly. Now as every middle class we need home earliest possible and because of that builder is is taking undue advantage by charging such interest. He know that after making some noice everyone will pay interest as we need home desperately.

I am also sailing in the same Boat. They had promised me the possession by Dec. 2012. They had demanded 2nd slab payment to complete the plinth. As per the law/MOCCA, they can demand the money only after completion of plinth/ particular slabs and not before that. They need to pay the compensation for that. Also they need to pay the compensation from 1st January, 2013 onwards till they give the possession of the building. If someone will go to the consimer court or put an RTI, they need to pay this compensation/rentals at market value

Just now I had called to Pradnya (Sales Excutive) in Global city. She informed that builder had started giving the posession. They had sent the leeters to cutomers for full and final payment and take the posession.

So Just chill now!!!111

Rustomjee is still the best option to invest. The delays is due to the VVMC coming in picture. i have seen the site and the work is almost done eterior painting is being done currently.they're confirming the possession by august for many of their bldgs.

Hello,

We are continuously following with our relationship officer. I had my flat in J32 and we was given promise for the possession on Oct 11/Dec 11/Jan 12/Feb/12 then promise for possession without any time frame. Building is ready alongwith the name plate as been told by our relationship officer. possession is not been given because they have not yet get the water and electricity connection. Previously the reason for delay was due to the non receipt of OC certificate which has now shifted to the water and electricity problem. I am surprised that how a builder can start their project without planning about their basic ammeneties.

Actually they are making us fool. They had lots more reason for delay from ladder to door, lift, window etc.

Let's pray for atleast possession within a year.

Delay in construction work

Hi,

See the problem is VMC is not giving an OC to them for the posession. Actually they had already completed their 50 buildings for which the posession is due. I had booked the flat in June 2009 and orally they said the posession date was Dec 2010 but in agreement they mentioned the date as July 2011. Right now my building's exterior paint and door work is going on. We are also worried what to do? let's see what happends?
